Simple Transformation: Timber Floor Sanding for Orange Baltic Pine - Oakleigh

Introduction - Simply Sanding timber flooring

At MyFlooring, we recently completed a straightforward yet impactful project for a client looking to sell their property. The timber flooring, made of Baltic Pine, had aged to an orange hue, and the client wanted to refresh its appearance to attract potential buyers. The timber was generally in good condition, with only minor damage in low-traffic areas.


Client Concerns and Our Solutions

The client’s main concern was the outdated, orange colour of the Baltic Pine flooring. They wanted a more modern, natural oak appearance to enhance the property's appeal. To address this, we recommended timber floor sanding to remove the old finish and refinishing with a simple water-based polyurethane.

The Design for the Client

We began by thoroughly sanding the entire timber floor, removing the old finish and any superficial scratches and wear. Once the floors were sanded back to bare wood, we applied a water-based polyurethane finish. This choice was key to achieving a more natural oak colour without the yellowing or orange complexion associated with older oil or solvent-based products.


Benefits of Water-Based Polyurethane

  1. Non-Yellowing: Unlike older oil or solvent-based finishes, water-based polyurethane does not yellow over time, preserving the natural colour of the timber.

  4. Durability: Despite being less toxic, it still provides a tough, durable finish that can withstand daily wear and tear.
